Overview
This project included a new 1,200m²warehouse and a two-storey office building (800m²) on a 4,500m² greenfield site for construction supplies company Ray Staiger Limited.
Fosters was engaged in an early contractor involvement (ECI) arrangement. During the preconstruction phase, we saw the opportunity to value engineer the design to provide a better outcome for the client.
This caused some delays at the start of the design, however, because the client was in no hurry to move, the project programme was flexible.
About the project
Consent was easily obtained, enabling site establishment in October 2023. Three months from completion, Fosters guaranteed a completion date of July 2024 and met that deadline.
Achieving a high quality of finish, and completing fitout within the original base build budget, Fosters are proud of delivering a highly successful outcome for the Staiger family.

The purpose-built Ray Staiger building in Hounsell Road proudly represents what the Staiger family business has become in just over 30 years – bold, innovative, and successful.
Two years of planning led the Staigers to Fosters’ door. The business had outgrown the old premises with warehouse space becoming paramount, the requirement was for a new build that would deliver on these immediate needs and accommodate steady growth.
Fosters had early contractor involvement in the basebuild and assisted with designing the interior fitout.

The two-storey building includes offices, flexible board room space, kitchen spaces, a gym, showroom and packing space alongside the large warehouse. Key requirements were to create a ‘one team’ environment, plus more efficient traffic flow through the premises.
In value-engineering the design, Fosters were able to deliver the high-end fitout within the original basebuild budget.
