The fitout for Bloxham, Burnett and Olliver Ltd (BBO) in Union Square’s Building E reflects the pinnacle of modernity and comfort.
Purposely designed to foster and maintain a harmonious work environment, while promoting a balanced and fulfilling experience for the team, special features included a wellness room, casual booths, focus rooms and a staff room.
About the project
Covering two floors, joined by an internal staircase, each floor has its own amenities, including disabled facilities and a cleaners room.
Top-of-the-line finishing included energy-efficient climate control systems, and cutting-edge smart lighting technology, complete with dedicated electrical and mechanical service ducts.
This project, managed by both Foster Develop and Foster Construction teams, was technically a standard fitout contract, but was approached as a design-build contract.
Fosters offered design insights through early engagement with the architect, focusing on aspects such as the internal tenancy stairs, ensuring buildability, and conducting value engineering to align budget with the client’s envisioned environment and functionality.
The project was delivered within the contract period, on budget.

BBO Hamilton opened their offices in Union Square in November 2023, almost three years to the day since the first meeting with Foster Develop, when BBO was exploring new office space.
Founded in the Waikato, BBO celebrated 30 years in 2023. The engineering consultancy firm was looking for a premium space, something to reflect the ongoing success of the business, cater to the needs of their team and exceed the expectations of their clients.
“Union Square ticked all the boxes for what we wanted” said BBO Director and Regional Leader, Jeremy Gibbons. “Everything, from end of trip facilities to carparks being provided, the retail and commercial part, and being able to share a precinct with a number of like-minded businesses.”
BBO is situated in Building E of the Union Square precinct. As the first business to commit to the building, BBO had their choice of space (they chose levels 4 and 5) and the flexibility of adding an internal tenancy staircase.
For Director Jarred Stent, good linkage between the floors was very important. He adds that working with Fosters meant nothing was too hard.
“There was always a way to make something happen” said Jarred. “The other important bit was the approachability of the development team throughout the build.”
Jeremy agreed. “Yes, Fosters’ approach and their values were very well aligned to the way in which we operate; in other words, if it’s not going to help the outcome for the client, then why do it?
“I’d say, without hesitation, that Fosters are a great bunch” continued Jeremy. “Throughout the whole team. They made it easy, from the original discussions, which were almost three years prior to us moving in, to the point where we moved in.
“And we moved in within seven days of the original move date suggested at our first meeting. That’s a major credit to the Fosters’ team.”
