About the project
Delivered in 24 months, innovation was a key feature of this project - a combination of building materials, ECI and BIM modelling which enabled cost-savings, time-efficient installation, and enhanced sustainable building practice.
The innovative mass timber structure comprises Cross-Laminated Timber (CLT) – which effectively reduced the project’s carbon footprint and enabled faster build times. Prefabricated bathroom pods, a first in the Bay of Plenty, further streamlined delivery while maintaining high quality standards.

Designed for comfort, efficiency, and community connection, the building achieved the region’s first 7-Homestar built rating.
Working in a live retirement village demanded careful coordination. With 65 residents on site, over 1,200 workers inducted, and more than 200 crane lifts required, health, safety, and communication were paramount. Weekly updates, resident walkthroughs, and even hoarding windows to view progress helped maintain strong relationships with the village community.
The project also navigated tight timeframes, budget constraints, and the complexities of new technologies. Fosters’ proactive approach to sequencing, value engineering, and collaboration with Metlifecare ensured delivery on time.
Metlifecare Somervale Stage 1 was awarded the Central Property Council Sustainability Award in 2024, and Silver at the NZ Commercial Project Awards in 2025.
