Overview
11 new retail units for one of Hamilton’s fastest-growing suburbs.
Invested in producing good long-term outcomes for the Rototuna community, stage two (adding blocks 2 and 3 of 4) of the Kinfields Village development adds a breadth of retail and complementary services to this growing location.
About the project
Designed to integrate seamlessly with the wider village precinct and draw people in, the project prioritises functionality, accessibility, and a cohesive architectural look.
The Early Contractor Involvement (ECI) process was key to the success of this design build project. With Fosters involved from the design phase, the team could provide cost and buildability advice as the design evolved. When pre-leasing demand shifted towards retail, the project pivoted from a two-storey to a single-storey design – a change that was made possible by the open, collaborative nature of ECI.
Fosters also identified practical efficiencies, such as advancing enabling works into the drier summer months to avoid ground moisture issues and keep the programme on track. Clear communication, cost transparency, and strong relationships between Veros, Fosters, and the wider project team ensured that every decision was made with the client’s objectives in mind.
This project was delivered on schedule and under budget.
Client testimonial
Veros Development Manager Aaron Fergusson said the key objectives for Stage 2 of the Village were delivering a high quality, fit-for-purpose building in a challenging construction cost environment, responding to market demand for retail tenancies, and ensuring the development supported the wider community.
“Knowing the costs early and having confidence there’d be no surprises was vital to the success of this project,” said Aaron. “We chose Fosters as lead contractor after their great work on Fergus Bar in 2024.
“Having the same Fosters team on stage two gave us real confidence, we knew their capabilities and exactly what to expect,” he added.
Working in an ECI arrangement was ideal, providing cost transparency and flexibility to pivot as the market evolved.
“The original plan was for a two-storey development,” explained Aaron. “But this changed as market demand shifted.
“The ECI structure meant Fosters were close to the design, able to assess the impact of change and help the project team make quick, informed decisions.”

“The ECI structure meant Fosters were close to the design, able to assess the impact of change and help the project team make quick, informed decisions. Changing to a single-storey building, with visibility of associated costs, was the difference between the project going ahead or not.
“Fosters take a highly collaborative approach and are easy to work with,” Aaron continued.
“Enabling works before design was finalised kept us on programme, even with the change to a single level. They facilitated early site access for the tenants, too.
“Overall, it was another great project with Fosters, they’re dependable, solutions-focused, and deliver a great product."
