Overview

Construction of two purpose-built industrial warehouse and office facilities for Bay of Plenty property developers Harvard Investments.

Since 2005, Harvard Investments has been progressively developing commercial and industrial land along Harvard Way in Mount Maunganui. This project, completed in June 2025, adds three new tenancies to the site, bringing the total number of businesses operating in the location to nine.

About the project

Initially tendered as a D&B contract, Fosters took on the novated designer and led the project through three structured design phases.

Unit 1 includes a two-level office, while Unit 2 features a smaller single-level office. Both structures were designed using Steltech portal frames with a 44-metre clear span, maximising usable internal space. Precast concrete panels, including rough sawn decorative feature panels, provide durability and architectural interest.

The warehouse floors were engineered for high-load racking and forklift traffic, and the buildings were finished with long run metal roofing for longevity. Unit 1's office includes a concrete flat slab between levels, with CLT stairs providing both internal and warehouse access.

Fitouts include plasterboard linings, painted finishes, glazed Potters joinery systems, and Hardiglaze in the shower areas. A suspended ceiling grid was installed in the upper-level office, while exposed painted services enhanced the modern industrial aesthetic of the ground floor.

Fosters delivered the project in eight months; three weeks ahead of schedule and under budget.
