BNZ Theatre
Overview
The BNZ Theatre is a landmark civic development that re-establishes Hamilton’s performing arts heart, delivering a world-class cultural venue on a historically significant riverfront site.
Previously known as the Waikato Regional Theatre, this project was developed for Waikato Regional Property Trust and key funding partners.
About the project
The objective was to create a flexible, future-focused theatre integrating world-class amenity. Continuing the legacy of the beloved Founders Theatre, the venue was designed to support international touring acts while remaining accessible to regional performers, schools, and community groups.
Equally important was revitalising a prominent but underutilised CBD site, celebrating the historic significance of the site and reconnecting the city to the Waikato River.
The 8,700sqm development comprises a 1,300-seat auditorium capable of operating in theatrical, orchestral and concert modes, supported by back-of-house facilities including change rooms, administration areas and advanced stage engineering systems.
The project also integrates the restored 1923 Hamilton Hotel façade and significant heritage elements, including original timber features and historic joinery.
The wider precinct includes four commercial tenancies, two function spaces and a revitalised public realm, featuring a multi-level riverside foyer, outdoor ātea and the renewed Embassy Park.
Delivered over a five-year programme under a Guaranteed Maximum Price contract, the project required careful cost control, programme management and risk mitigation in a challenging market.
The mixed funding model - balancing government, philanthropic and community investment - added further complexity, requiring transparency, accountability, and disciplined delivery throughout.
Construction challenges included working within a constrained inner-city site, integrating new structure with protected heritage fabric, and delivering a highly technical performance venue with complex acoustic, structural and staging requirements.
Retaining the 1923 Beaux Arts Hamilton Hotel façade required the installation of a temporary steel support structure to stabilise and protect it during construction, before carefully tying it into the new building. This demanded precise sequencing and coordination to ensure structural integrity.
Global supply chain disruption, cost escalation and coordination across a large consultant and subcontractor network added further pressure.
Fosters’ early contractor involvement, collaborative approach and strong preconstruction capability were critical in navigating these challenges. Strategic material decisions, including the use of mass timber elements, improved buildability and programme efficiency while supporting sustainability outcomes.
The result is a transformative civic asset that meets the client’s vision and enhances Hamilton’s cultural identity.
